If you own or are considering purchasing a property for rental, then you may wish to take up our property management service or if you have the confidence to self manage then the introduction only service maybe for you. Which ever your choice you will receive a service at an affordable price in a market place which seems to have forever spiralling costs.

We have a flexible approach to your needs and wherever possible will tailor our service to accommodate at no extra cost to you.

The following information is based on our full management package.

OUR SERVICE INCLUDES:
1. A free no obligation property valuation.
2. Up to 12 photographs of your property.
3. Advertising on our own web site and one other portal as a minimum.
4. The display of a TO LET board (if permitted).
5. Accompanied viewings.
6. Tenant referencing through a CRA (Credit Referencing Agency).
7. Full written and photographic inventory of your property.
8. Writing the contract.
9. Arranging a landlords gas safety inspection (payable in addition).
10. Signing of contracts at the property.



11. Introduction of tenant into the property and instructions (if provided).
12. Supervising the utilities and council tax into the tenant name.
13. Collection of first months rent.
14. Setting up a standing order for further payments.
15. Arranging for the deposit to be held in a Tenancy Deposit Scheme.
16. Make arrangements with approved contractors to carry out work required during the tenancy.
17. Property inspections (when permitted).
18. Tenant checkout.
19. Final inspection.
20. Seek permission from both parties for the prompt return of the deposit.

OUR FEES
FULL MANAGEMENT
INTRODUCTION ONLY

There is an initial set up fee of £50.00, (payable on instruction) this provides for all advertising, viewings and a TO LET board. (This is non returnable should the property be withdrawn).

On signing of the tenancy agreement a full managed service will then be charged an additional £50.00 administration fee plus 10% of the monthly rental income for the duration of the tenancy.
N.B Properties will not be marketed until the service agreement and management instruction forms have been signed and returned and also the initial £50.00 set up fee have been received by Milltown Lettings.

This service does not include items 7, 9, 11, 12, 15 (this will not be included, however the tenant will be asked to make a cheque out for the deposit to one of the recognised schemes used for tenancy deposits) 16, 17, 18, 19 and 20 as listed above.

It is advisable to have an inventory and schedule of condition of the property; this can be arranged at an additional cost from £75.00.

RENT GUARANTEE AND LEGAL EXPENSES

Every effort is made to find suitable tenants for your property, however from time to time people’s circumstance and ability to make rental payments change.
To safeguard landlords against the unexpected we would advise that RENT GUARANTEE AND LEGAL EXPENSES insurance is taken out on your property. Please contact us for further details.


A GUIDE TO LANDLORDS
MORTGAGE COUNCIL TAX
If the property to be rented is mortgaged then a letter of consent should be obtained from your mortgage provider before commencing (evidence of approval will be required). For all managed properties Milltown Lettings will inform the relevant local authority of a change of occupancy or a property becoming unoccupied at the end of a tenancy agreement; this will not be the responsibility of Milltown Lettings on an Introduction only basis.
LEASEHOLDS OVER SEAS LANDLORDS
If the property to be rented is leasehold, then the terms of your lease should be checked to ensure rental of the property is permitted. Unless you can provide evidence of an exemption certificate or have completed the necessary documents (NRL1) from the Inland Revenue, tax will be deducted.
INSURANCE TENANCY DEPOSITS
You should ensure that you are suitably covered for letting under both your buildings and contents insurance. Legislation which came into force on 6th April 2007 regarding holding the tenancy deposits must be obeyed. Milltown Lettings will for full managed service register and submit the deposit into The Deposit Protection Service (DPS) or in the case of an introduction only service we will arrange for a cheque to be made payable to the relevant tenancy deposit protection scheme. Cheques will not be made payable to the landlord direct.

SAFETY REGULATIONS

GAS

Law requires that all gas appliances are checked on an annual basis by a CORGI registered gas engineer and all are covered by a current landlords gas safety certificate. If the landlord holds a current landlords gas safety certificate this must be submitted to Milltown Lettings no later than 5 working days before commencement of a tenancy agreement. However if a certificate is not held by the landlord Milltown Lettings are happy to make arrangements for testing of appliances byCompletely Gas,

Completely Gas

ELECTRICAL

Although there is no legal requirement to provide your tenant with an electrical safety certificate for any electrical appliances left in the property you could still be held liable for any unsafe electrical appliances that injures or kills a tenant. As a precaution we would recommend to all our landlords that they have a certified electrical check on a regular basis.

FURNITURE

All furniture left at the property must comply with furnishing and fire safety regulations.


OTHER INFORMATION

As with most things first impressions count, therefore we would recommend that all properties are clean and tidy in preparation for the first viewing. It is suggested that you take up professional cleaning services for this purpose.
